We provide proactive, white‑glove property care for second‑homeowners in Victor, Idaho. Packages below are designed for non‑rental private homes. All visits include a timestamped check‑in, photo report, and documented punch‑list. Vendor coordination, emergency response, and concierge are available à la carte or included in higher tiers.
Monthly Packages-all packages can be customized depending upon your needs
ESSENTIALS (Monthly Check) $200/month
1 interior/exterior visit per month

4 visits per month
1 home visit (In/Out)
ULTRA (Weekly) $1,300/month
Premium Services plus:
4+ visits as needed
Unlimited storm checks (snow, extreme lightening, wind, extreme temperatures)
Mail/package delivery to us and we deliver it to you and placed in the home
Priority scheduling

Cleaning coordination and oversight
Fee Schedule & Terms
• Onboarding: $150 one‑time property setup (profile, vendor list); includes initial walkthrough up to 60 minutes.
• Additional Time On‑Site: $75/hour in 15‑minute increments unless otherwise noted.
• After‑Hours/Emergency: $100/hour between 7pm–7am or on major holidays.
• Customized Services: $75/hour and cost is dependent upon the size of your home and your specific needs.
• Materials & Purchases: Billed at cost + 10% handling (waived for Premium/Ultra up to $250/mo).
• Travel: Door to door billing.
• Minimum Term: 3 months; cancel anytime with 30‑day written notice.
• Vendors: We can work with your preferred vendors or recommend insured local partners.
Service Assumptions
Owner stays are limited use (non‑STR). For vacation rentals, request a STR addendum.
Visits are observational (non‑licensed trades). Issues found are documented and escalated with options.
Photo reports are stored securely and shared via email.
