Fee Schedule & Terms

Onboarding

  • $150 one-time property setup
    Includes homeowner profile creation, vendor list setup, and an initial walkthrough (up to 60 minutes).

Hourly Services

  • Additional Time On-Site: $75/hour, billed in 15-minute increments (unless otherwise specified)

  • Customized Services: $75/hour; final cost depends on home size and requested tasks

  • After-Hours & Emergency: $100/hour (7pm–7am or major holidays)

Materials & Purchases

  • Billed at cost + 10% handling
    (Handling fee waived for Premium & Ultra clients—up to $250/month)

Travel

  • Door-to-door billing for all on-site visits

Service Term

  • Minimum term: 3 months

  • Cancel anytime with 30-day written notice

  • We work with your preferred vendors or can recommend trusted, insured local partners.

Service Assumptions

  • We do not manage short term rentals

  • All visits are observational; we are not acting as licensed trades.
    Issues identified are documented, photographed, and reported with recommended next steps.

  • Photo reports are securely stored and shared via email after each visit.
